Utility Ranger
Miami, Florida, United States
What it is
Utility Ranger is web-based utility billing and RUBS software for multifamily operators. It calculates tenant utility shares with formula-based RUBS allocation without requiring meters, using square footage, occupancy, or both. Detailed resident invoices show the master bill, management share, and resident calculated share, then go by email and text through ResidentBill.com. Utility, lease, and administrative charges can be combined into one statement with unlimited invoice charges. Tier 1 charge-file integrations include AppFolio, Buildium, Yardi Breeze, Resman, Rent Manager, and PropertyWare; DoorLoop Pro and TurboTenant support bulk entry. After setup, a complete monthly billing process takes approximately 30 minutes per portfolio. Concierge setup and monthly 30-minute check-ins are provided during the first 3–4 months. Cadet costs $2 per unit/month and Commander costs $3 per unit/month; both include a 60-day free trial.
