Overview

SMPLR HOA brings dues, accounting, homeowner questions, requests, violations, vendor management, and meetings into a single system. That breadth makes it a stronger fit for organizations consolidating everyday operations than for a board seeking only bookkeeping or resident messaging. Management companies can consider Multi-Portfolio, which adds portfolio and client-billing tools.

Key features

Accounting and payments

The accounting suite covers assessment billing, owner ledgers, a general ledger, invoicing, bank reconciliation, budgets, reserve tracking, vendor payments, and financial statements. Owners can pay by ACH, card, Apple Pay, Google Pay, or paper check through a lockbox. Combining collection and financial oversight is useful for boards that need a consolidated view of dues and reserves; payment options also accommodate owners who do not want to pay electronically.

SMPLR describes QuickBooks sync as nightly on its homepage and daily two-way sync on its platform page. Because those descriptions differ on cadence, boards that depend on timely synchronization should confirm how it works for their setup.

Communications and AI

A shared inbox handles email, SMS, phone, and USPS mail. The platform names Resend for email and Twilio for SMS and phone, giving boards a central place for communication across channels. Its assistant, Milo, drafts meeting minutes and resident replies, flags overdue dues, handles routine questions, and escalates messages that need board attention. That division can reduce repetitive work without suggesting the assistant replaces board judgment.

SMPLR says community data is not used to train underlying models and that frontier-model API calls use zero-retention terms. Data is encrypted in transit and at rest, and card processing uses Stripe. SOC 2 Type II is in progress, not complete, so organizations requiring that completed certification should look elsewhere or wait.

Meetings and implementation

Built-in video meetings support up to 200 people, with attendance, quorum, motions, and votes tracked alongside AI-drafted minutes. This is a useful package for boards that want meeting records and administration tied to their association system. The Community plan includes email and chat support, and SMPLR says white-glove migration is included with no setup fee, reducing the burden of moving from another system.

Pricing

Community

Community costs 25.00 USD per month, billed annually at the 25-home minimum, or $32/month billed monthly. The per-home rate slides from $1.00 to $0.50 as community size grows. The plan has a 25-home minimum and unlimited homeowners and accounts. Optional custom domain and Milo phone number each cost $25/year. Postage and payment processing carry costs, so the subscription is not the whole operating expense. The free plan and 30-day trial make it possible to start without an immediate paid commitment, but the trial length is short relative to an annual billing decision.

Multi-Portfolio

Multi-Portfolio has custom pricing. It includes a portfolio dashboard, client billing and back-office accounting tools, white-label resident portals and websites, a dedicated implementation manager, and phone support with a named CSM. Those services suit management companies overseeing multiple communities; boards managing one association are better matched to Community.

Platforms

SMPLR HOA is available on Android, iOS, and the web, giving residents and board members mobile and browser access.

Who it's for

Self-managed boards should consider SMPLR when they want dues, accounting, communications, and meetings in one place, especially if a broad set of payment methods and routine-message assistance would help. Community association management companies may find Multi-Portfolio's dashboard, white-label portals, and dedicated implementation support more relevant. A small association below the 25-home minimum, or an organization that requires completed SOC 2 Type II certification, is a weaker fit.

Pros and cons

Pros: Broad financial coverage includes reconciliation, reserve tracking, budgets, ledgers, and vendor payments, giving boards more than basic dues collection.
Pros: Milo handles routine replies and questions, flags overdue dues, and drafts minutes while escalating messages that need board attention.
Pros: Meetings combine video for up to 200 people with quorum, attendance, motion, and vote tracking.
Cons: Community requires at least 25 homes, and its 25.00 USD per month annual-billing price assumes that minimum.
Cons: Optional domain and phone-number charges, postage, and payment processing add costs beyond the subscription.
Cons: SOC 2 Type II is still in progress, and the QuickBooks sync cadence is described differently across SMPLR's pages.

Alternatives

HOA Simplify is worth considering for associations capped at 50 units: its Community plan costs 79.00 USD per month and includes basic accounting and billing plus a resident portal, while Basics covers 25 units at custom pricing.

Vantaca is another paid option with web, iOS, and Android support. Condo Manager is also a paid option across web and mobile. Condo Control may suit boards prioritizing a resident portal, mobile app, online payments, maintenance requests, and storage; its listed plans have custom pricing and it has no free plan. FRONTSTEPS is a paid option for web, iOS, and Android.

TownSq offers a Pro plan for 90.00 USD per month, covering up to 300 units in one community, with a 30-day trial and a 1-year term that auto-renews annually. Its Advanced plan is 145.00 USD per month. HOA Start is worth comparing for its Complete option, which includes all software features, a mobile app, marketing website, and admin dashboard, or its Software Only plan; both have custom pricing. Smartwebs is a candidate when violations, architectural workflows, work orders, communications, and resident and board portals are central needs; its Core and Max plans have custom pricing.

Verdict

SMPLR HOA is a strong choice for self-managed boards at or above 25 homes that want financial administration, resident communications, and meeting work in one platform, with Milo handling routine tasks. Its wide accounting and payment toolkit is the main reason to choose it; the minimum community size, additional transaction costs, and unfinished SOC 2 Type II status are the reasons to look elsewhere.
