Overview

For networked buildings, Genea connects to a building management system and sends readings to a dashboard. At properties with non-networked meters, staff scan a QR code and upload a meter photo using a smartphone. This supports mixed metering setups, but manual collection still requires someone to visit the meter.

The service handles electric, BTU, gas, water, pulse and data meters. Genea’s billing team compiles customer data monthly and prepares invoices for properties and tenants, which can reduce the billing work left to a property team. It supports submetering, utility invoice imports, resident billing and commercial properties.

Key features

Flexible meter collection: Networked readings can be collected daily, hourly or every 15 minutes. More frequent reads suit teams that need closer visibility into consumption, while manual meters depend on photo uploads.
Portfolio dashboards: Users can search individual meters, sort by building or site and manage multiple buildings. This is useful for teams that need to find readings across a portfolio rather than handle each site in isolation.
Consumption exports: Meter data can be exported to Excel or CSV and shared with tenants, giving teams a practical way to circulate usage information outside the dashboard.
Reading alerts: The dashboard flags readings outside ranges projected from historical trends and seasonal adjustments. This can help surface unusual usage, although it is an alerting aid rather than a substitute for investigating the meter or building.
Hardware and security: Genea connects to existing BMS or metering networks through an encrypted connection. The company states that it is SOC 2 Type 2 compliant, complies with GDPR and CCPA, and conducts regular penetration testing—reassuring considerations for property teams handling tenant utility data.
Billing and support: Genea’s team prepares monthly invoices, and customer support is available 24 hours a day, 7 days a week, 365 days a year. That service component is a meaningful fit for teams seeking operational help, rather than software alone.

Pricing

The Submeter Billing plan uses custom pricing. Genea quotes after a demo, with no setup fees and the first invoice on Genea. There are no published seat or usage caps to compare, so teams should ask how the quote accounts for their buildings, meters and billing needs.

Because the price is custom, buyers cannot readily compare costs before speaking with Genea. The plan’s included invoice preparation may suit teams looking to hand off monthly billing work; teams that only need meter visibility or want to control invoice production should weigh that service against other options.

Platforms

Genea lists Android, iOS and web platforms. Its Submeter Billing mobile app is available for iPhone and Android, supporting photo uploads for non-networked meters as well as access from mobile devices.

Who it's for

Genea is aimed at property managers, building engineers, tenants and building teams responsible for submetered utility use. It is especially relevant to commercial properties with multiple buildings, mixed networked and manual meters, and a need to prepare resident invoices. A single-site operator with few manual readings may not benefit as much from portfolio dashboards or outsourced monthly invoice preparation.

Pros and cons

Pros

Works with connected and non-networked meters: BMS readings and smartphone photo uploads accommodate mixed building equipment.
Broad meter coverage: Electric, BTU, gas, water, pulse and data meters are supported.
Billing work is included: Genea’s team compiles data and prepares monthly property and tenant invoices.
Useful portfolio tools: Search, building and site sorting, exports and trend-based alerts support multi-building oversight.

Cons

Custom pricing: A demo and quote are required, making early budget comparisons harder.
Manual meters require site visits: QR-code photo uploads do not remove the need for someone to collect readings.
Billing depends on Genea’s service: Teams wanting to prepare invoices entirely in-house may find the bundled workflow less suitable.

Alternatives

Hadeda is another paid option with Android, iOS and web platforms; consider it when comparing billing products across those platforms.
MyVoltage Utility Management Platform is also paid and supports Android, iOS and web, making it another cross-platform option to compare.
Smarty Utility Management offers rent-to-own over 36 months and evergreen monthly rental plans. Consider it if ownership after a term or avoiding capital outlay through rental is central to your decision.
Zego Utility includes a utility expense management plan for multifamily accounts payable, auditing and cost recovery, plus a resident utility billing plan. Consider it when those utility expense workflows are the priority.
Ayillo Tenant Screening is a paid Android, iOS and web product with a free trial and a Core workspace plan at 49.00 USD per month, billed monthly per workspace, including the first 5 units. It is a different category; consider it when tenant screening, rather than utility metering and billing, is the need.
Chirp Utilities has a free Core platform with unlimited properties and team members, plus the first 10 units per module free; its platforms are API and web. Consider it when a free starting tier and API access matter more than Genea’s meter collection and invoice preparation.
MRI Property Management X is a paid API, web and Windows product with demo-based pricing. Consider it as another custom-priced option to assess.
RealPage Resident Billing is a paid web product and another option to compare for resident billing.
Property Management Utility Billing Software offers a broader category comparison.

Verdict

Genea Submeter Billing is a strong fit for property teams managing mixed submetering setups across multiple buildings, particularly when monthly invoice preparation is as important as collecting readings. The combination of broad meter support, portfolio dashboards and Genea-prepared invoices is its clearest reason to choose it. Look elsewhere if you need a price you can assess upfront, want to handle billing in-house, or rely on manual meters but cannot send staff to collect readings.
