Overview

Fiix is maintenance-management software for organizations coordinating equipment, technicians, and recurring service. It is best suited to teams that need asset records and work orders in one system, including technicians who sometimes work offline. Its broad maintenance toolkit is compelling, but the free plan is capped and native multifactor authentication is absent.

Asset records connect equipment information with availability, costs, schedules, and history; QR-code access helps staff get to those records in the course of maintenance work. That makes Fiix a stronger fit for operational maintenance than for teams seeking a general facilities or space-management tool.

Key features

Work orders: Staff can submit, update, and complete work orders while prioritizing planned and unplanned tasks. Keeping both kinds of work in the same system can help teams coordinate repairs alongside routine service.
Preventive maintenance: Schedules can be triggered by dates, meter readings, events, or alarms, with automated task lists and notifications. This suits operations with varied maintenance triggers; the free plan’s 25-active-PM ceiling may be restrictive for larger programs.
Offline mobile work: Technicians can access work orders and instructions and update completed tasks without a connection. Native mobile apps support Android 11 or later and iOS/iPadOS 17 or later; rooted or modified devices are unsupported.
Reporting and integrations: Customizable interactive dashboards and scheduled reports cover work orders, inventory, and KPIs. An app exchange, two-way smart connectors, open API, API documentation, and SDK provide routes to connect Fiix with other systems.
Security and continuity: Fiix states that processed data uses 256-bit TLS encryption over HTTPS and that it undergoes independent SOC 2 Type 2 audits. Daily geographically distributed backups are retained on a rolling 30-day basis, CMMS data can be exported, and reported average uptime is 99.5%. SAML 2.0 and OpenID Connect single sign-on are supported, but native MFA is not; teams can use MFA indirectly through supported SSO identity providers.

Pricing

Fiix offers a free plan and per-user paid plans, with custom pricing for several options. The free plan costs 0.00 USD per free, requires no credit card, and includes limited users, 25 active PMs, unlimited service requests, work orders, downtime tracking, asset management, mobile app access, inventory, parts and supplies, and a calendar. It is a useful starting point for a small team, but limited users and the PM cap may make it unsuitable as maintenance activity expands.

Basic costs 45.00 USD per month, billed per user, per month. It removes the PM cap and adds reports, resource-based scheduling, user certification tracking, success-team access, email and phone support, and pass/fail inspections. This is the step up for teams that need unlimited PMs and more structured scheduling, though per-user billing makes the cost scale with staff.

Professional costs 75.00 USD per month, billed per user, per month. It adds multi-site management, Fiix Foresight, purchasing and RFQs, nested PMs, multi-asset work orders, inventory cycle counts, advanced notifications, and custom analytics and reports. Multi-site organizations and teams needing deeper purchasing or reporting tools have the clearest reason to choose it over Basic.

Enterprise has custom pricing and adds failure codes, a customizable interface, customized workflows, Integration Hub, custom API integrations, e-signatures, an audit trail, and single sign-on. Fiix MAX has contact-for-pricing terms, adds an AI maintenance assistant, must be paired with Professional or Enterprise, and is unavailable to Lite License users. Lite License (Operator Access) also has contact-for-pricing terms and provides limited CMMS access; it must be paired with Basic, Professional, or Enterprise.

Platforms

Fiix is available on web, Android, iOS, and through an API. The mobile app’s offline capabilities are useful for technicians without reliable connectivity, but the minimum operating-system versions and device restrictions may rule out older or modified phones.

Who it's for

Fiix is a practical choice for maintenance teams that manage equipment, recurring service, spare-parts inventory, and technician work orders, especially where mobile offline access and reporting matter. Smaller teams can begin with the free plan, while multi-site operations may benefit from Professional. Organizations requiring native MFA or support for older mobile operating systems should look elsewhere or account for those constraints before adopting it.

Pros and cons

Pro: The free plan combines work orders, asset management, inventory, and mobile access, giving limited-user teams a substantial maintenance starting point.
Pro: Date-, meter-, event-, and alarm-triggered maintenance plus offline task updates support varied equipment and field conditions.
Pro: API and integration options, scheduled reporting, and data export give teams multiple ways to connect and use maintenance data.
Con: Free use is limited to 25 active PMs and limited users, so growing teams may need a paid per-user plan.
Con: Fiix has no native MFA; organizations must rely on MFA through a supported SSO provider if they require it.
Con: Mobile support starts at Android 11 and iOS/iPadOS 17, and rooted or modified devices are unsupported.

Verdict

Choose Fiix if your maintenance team needs connected asset records, work orders, preventive schedules, and offline mobile work, with room to add reporting and integrations as needs grow. Its main advantages are the breadth of maintenance workflows and a usable free entry point; look elsewhere if native MFA, older-device support, or uncapped free usage is essential.
