Overview

ComplyLet is a compliance and records service for self-managing landlords in England. It is best suited to buy-to-let, HMO, and small-portfolio owners who want compliance deadlines and property paperwork in one place; its free early access is attractive, but the conditions for continued free use and lack of rent and accounting tools narrow its appeal.

Landlords can add properties, upload certificates or request services, and receive deadline reminders. ComplyLet also connects users with mortgage, bridging-finance, and insurance partners; it says mortgage introductions carry no fee.

Key features

Compliance tracking and services

The service tracks Gas Safety Certificates, EICR, EPC, smoke and CO alarms, How to Rent guides, and deposit protection. Certificate tracking and expiry alerts help keep recurring obligations visible, while email reminders also cover mortgage and landlord-insurance renewals. Landlords can request gas safety certificates, EICR, PAT testing, EPC assessments, Legionella risk assessments, and fire risk assessments through ComplyLet. This mix is useful for owners focused on compliance calendars, though it does not replace broader tenancy administration.

Documents and partner introductions

Encrypted storage covers compliance certificates, tenancy paperwork, inspection records, mortgage offers, and insurance policies. Keeping these records together can make the service a practical property file as well as a reminder tool. Mortgage and bridging-finance introductions, plus referrals for buildings, rent protection, liability, and life insurance, extend its scope; landlords seeking a single service provider rather than introductions may prefer another route.

Pricing

The Early access plan is free. It includes unlimited properties and documents, full Renters' Rights compliance tracking, email reminders, mortgage and insurance tracking, and access to compliance services. Continued free use requires sharing ComplyLet on two social media channels and adding at least one property, so the plan is not simply unconditional free access.

ComplyLet is described as free during early access, with pricing potentially introduced later with advance notice. That makes the current price compelling for landlords willing to meet the sharing and setup conditions, but it does not promise that the service will remain free.

Platforms

ComplyLet is available on iOS and the web. That combination gives landlords a mobile option alongside browser access; no Android platform is offered.

Who it's for

ComplyLet is designed for self-managing buy-to-let, HMO, and small-portfolio landlords in England. It is not designed for letting agents or large housing organisations. It also excludes accounting, rent collection, bank feeds, and agent-only features, making it a poor fit for landlords who want a complete property-management system rather than compliance support and records.

Pros and cons

Pros

Tracks a range of landlord obligations, from certificates and alarms to deposit protection and How to Rent guides, with expiry alerts and email reminders.
Unlimited properties and documents on the free early access plan suit landlords who need to organize several properties without a property cap.
Encrypted storage and access to compliance-service requests put records and common assessment needs alongside the tracking tools.
Mortgage and insurance renewal reminders address obligations beyond certificate expiry, and mortgage introductions carry no fee according to ComplyLet.

Cons

Keeping free access requires sharing on two social media channels and adding at least one property, which may not suit landlords who want an unrestricted free account.
Pricing may be introduced after early access, so the current cost is not a lasting guarantee.
No accounting, rent collection, bank feeds, or agent-only functions means users will need other tools for those tasks.
Its stated audience excludes letting agents and large housing organisations, limiting its fit beyond individual self-managing landlords.

Alternatives

Choose Zerix Compliance if you want a paid compliance product available on Android, iOS, and the web. Property Inspect is a paid option with a free trial and Android, API, iOS, and web platforms; its Solo plan costs 49.00 USD per month and includes a single user, 100 properties, limited inspections, branded reports, and email support, making it a better fit when those inspection features and a defined paid plan matter.

Riskhub is a paid alternative for web, iOS, and Android. PRISM and RAMIS are paid alternatives without free plans, each available on web, iOS, and Android.

Spacewell is a paid option for Android, API, iOS, and web, with custom pricing for its Workplace Ultimate and Energy Ultimate plans. ULTRUS Records for Buildings is a paid alternative available on API and web. Auregis 2 Comply is a paid, web-only option with no free plan or free trial; its Professional plan costs 2250.00 AUD per year and includes up to 500 properties, eight core compliance modules, and email support.

Verdict

ComplyLet is a strong fit for self-managing landlords in England who want compliance tracking, document storage, reminders, and service referrals without an upfront price during early access. Its breadth across certificates, property records, and renewal alerts is the main reason to choose it. Look elsewhere if the social-sharing condition, possible future pricing, or absence of rent collection and accounting tools makes it unsuitable for your workflow.
