Overview

RoomSketcher is home-design software for building floor plans, furnishing rooms and presenting layouts in 3D. It is a strong fit for homeowners and property professionals who need polished visual plans, especially when they already have a sketch or want to capture a space with LiDAR. Its broad presentation tools are balanced by credit-based usage and the inability to draw or edit plans in the phone app.

Key features

AI Convert turns a JPG, PNG or PDF floor plan into an editable project by mapping walls, doors and windows in under five seconds. That can speed up work from an existing plan; FloorCapture offers another route, using LiDAR on an iPhone or iPad to create an editable plan from a property scan. Neither makes phone-based editing a substitute for the tablet or desktop app.

Once a layout is ready, users can furnish and decorate it and create 2D and 3D floor plans, 3D photos, AI renders, 360 views and Live 3D walkthroughs. This range serves both design decisions and client-facing presentations. Credits apply to projects, 3D floor plans, 3D photos, 360 views, AI Convert, FloorCapture and ordered floor plans, so a monthly allowance can constrain frequent production.

Projects live in the cloud and can be accessed across devices; offline work syncs when the device reconnects. For users who would rather outsource plan drafting, RoomSketcher accepts a sketch or blueprint and delivers completed 2D and 3D floor plans by the next business day. Mspecs and Vitec integrations support ordering, delivery, editing and downloading plans.

Pricing

The Free plan costs 0.00 USD per free and starts with 2 credits and 1 free AI floor plan conversion. It includes 2D and 3D floor plans, 3D snapshots and AI Render, with credits available to add later. It is a useful way to try the workflow, but the small starting credit balance makes it a limited choice for sustained project work.

Pro (annual billing) costs 12.00 USD per month, billed as $144 per year and renewing annually. It adds 5 credits every month, the complete furniture library, 3D floor plans, 3D photos, 360 views, branding, print to scale, measurements and total area. Pro (monthly billing) costs 24.00 USD per month, billed as $24 per month and cancellable anytime, with the same stated features and credit allowance. Annual Pro suits users prepared to commit for the lower monthly price; monthly Pro costs more but avoids an annual renewal commitment.

Team (annual billing) costs 35.00 USD per month, billed as $420 per year and renewing annually. Team (monthly billing) costs 70.00 USD per month, billed as $70 per month and cancellable anytime. Both include 5 users, 20 credits every month, a dedicated customer manager, 1:1 onboarding and training, a larger project archive and project collaboration. The larger credit pool and shared workflow make Team more appropriate for small groups than individual users, though the monthly option carries a substantial premium over annual billing.

Enterprise uses custom pricing and includes unlimited users and customer profiles, API integration, custom branding setup, priority support with a custom SLA, and custom pricing and invoicing. It is the tier for organizations needing those scale and integration provisions rather than a published per-user plan.

Platforms

RoomSketcher supports Android, iOS, macOS, web and Windows. The app is available on Windows, Mac, iPad and Android tablets, but phones use the web portal and cannot draw or edit floor plans in the app. That distinction matters for mobile-first users: an iPhone or iPad can support LiDAR capture, but ongoing plan editing calls for a supported tablet or computer.

Who it's for

Homeowners and interior design enthusiasts can use RoomSketcher to plan layouts and visualize furnishing choices. Real estate professionals, agents, resellers, designers and contractors have a stronger case when they need shareable 3D outputs, branding, scaled printing, measurements or collaborative team work. A user who mainly needs phone-based editing, or who expects heavy use of credit-consuming outputs, should weigh those limits before committing.

Pros and cons

Pros: AI Convert and LiDAR FloorCapture provide two practical starting points, whether a plan exists already or a property needs scanning.
Pros: The mix of plans, renders, photos, 360 views and walkthroughs supports both design work and presentation.
Pros: Cloud access and offline syncing help keep projects usable across devices and when connectivity drops.
Cons: Credits are consumed by core project and visualization activities, making usage levels relevant even on paid tiers.
Cons: Phones cannot draw or edit floor plans in the app, limiting the product as a complete phone workflow.
Cons: Pro's included 5 monthly credits and Team's 20 monthly credits may not suit users with frequent credit-consuming work.

Verdict

RoomSketcher is a good choice for homeowners and property teams who need to move from a floor plan or scan to furnished, presentation-ready 3D views. Its combination of capture, visualization and team tiers is the main reason to choose it; credit consumption and the phone app's editing restriction are the main reasons to look elsewhere.
