Overview

Atlas CMMS is maintenance software for teams coordinating equipment upkeep across work orders, schedules, asset records, and spare parts. It is best suited to organizations that need flexible deployment or expect to manage a large asset base. The free tier covers core work orders and assets, but inventory and several operational tools require per-user subscriptions, and the 15-day trial is not for production use.

Key features

Work orders and preventive maintenance

Teams can create, assign, prioritize, and track work orders and service requests, then schedule preventive maintenance by day, week, month, year, event, or meter reading. That range accommodates both calendar-based servicing and maintenance triggered by equipment use. Technician time and manpower tracking is included from Starter, so teams that need labor records must move beyond Basic.

Assets and inventory

Asset records support custom fields, parent-child hierarchies, QR codes, maintenance logs, and sensor connectivity, with a stated capacity from 10 to 1,000,000 assets. This makes the asset model relevant to both modest inventories and large estates. Inventory adds low-stock notifications, automatic usage tracking, barcode lookup, cost reporting, and usage forecasting, but it starts with the paid Starter plan.

Deployment, mobile, and integrations

Atlas can be cloud-based, self-hosted, or deployed in a hybrid model, a meaningful option for organizations with hosting requirements or infrastructure preferences. Its iOS and Android apps let technicians see assigned work, start work orders, receive notifications, and look up asset information. Repository documentation lists Google Maps integration and configuration options for Google Maps, Google Cloud Storage, SMTP, SendGrid, and Google or Microsoft OAuth2.

The project is described as open source and dual-licensed under AGPLv3 and a commercial license covering white labeling, custom branding, and advanced features. That gives organizations a self-hosting route, while branded or advanced commercial use falls under the separate license. The privacy policy says data at rest is encrypted with AES-256 and data in transit with TLS 1.3; it also describes incident response procedures with a 72-hour notification timeline. Atlas says it does not sell personal information and identifies Cloudflare, Netlify, and Google as service providers.

Pricing

Atlas offers a free Basic plan and paid plans billed per user each month. The 15-day trial is for internal evaluation only; trial use cannot be for production or commercial purposes, so it is not a substitute for a live deployment pilot.

Plan	Price	Includes
Basic	0.00 USD per free	Unlimited work orders, custom tasks, unlimited Request User Licenses, and asset management.
Starter	10.00 USD per month	Everything in Basic, plus custom checklists, inventory management and costing, time and manpower tracking, and 30-day analytics and reporting.
Professional	15.00 USD per month	Everything in Starter, plus multiple inventory lines, signatures, a customizable request portal, and mobile offline mode.
Business	40.00 USD per month	Everything in Professional, plus workflow automation, purchase order management, multi-site module support, and API access.

Starter is the entry point for teams needing parts costing or labor tracking; its 30-day analytics window is a narrower reporting scope than a team needing broader historical analysis may want. Professional adds offline mobile work and a customizable request portal, useful where connectivity or request intake matters. Business is the tier for multi-site operations, purchase orders, automation, or API access, but its per-user price makes those capabilities a larger commitment as seats grow. Basic remains useful for teams centered on work orders and asset management, but it gives up inventory, costing, technician time tracking, and the later-tier tools. Standard support is email during business hours with a 24-hour response time; cloud deployments carry a 99.9% monthly uptime commitment.

Platforms

Atlas supports Android, iOS, web, API, and self-hosted deployment. Native mobile access is useful for technicians working from assigned jobs and asset records, while offline mode requires Professional. The API is included in Business.

Who it's for

Atlas is a strong fit for maintenance teams that want recurring or meter-triggered schedules, structured asset records, and parts controls in one system, especially when self-hosting or hybrid deployment matters. It is less suitable for teams that need to evaluate in production before subscribing, or that require inventory and technician time tracking without a per-user paid plan.

Pros and cons

Pros: Flexible scheduling by calendar, event, or meter reading suits varied maintenance routines.
Pros: Asset records scale from 10 to 1,000,000 assets and support hierarchies, QR codes, logs, and sensor connectivity.
Pros: Cloud, self-hosted, and hybrid deployment choices give organizations control over how they run the system.
Cons: Inventory and technician time tracking start at Starter, so Basic is not a complete option for parts-centered workflows.
Cons: The trial is limited to internal evaluation and cannot be used for production or commercial purposes.
Cons: Offline mobile mode, API access, and multi-site support are reserved for higher-cost Professional or Business tiers.

Alternatives

Azzier CMMS is worth considering for a no-expiry free plan, though its Simply Azzier tier caps use at 3 users, 50 equipment records, and 2 locations.

Coast may suit teams prioritizing real-time messaging on a free plan, which includes 5 repeating work orders, 7-day history, and file uploads up to 3 MB.

Fiix is an alternative with a free tier that includes 25 active preventive maintenance plans, unlimited service requests, work orders, downtime tracking, and asset management, subject to limited users.

Maintainly is another freemium option with a free plan listing unlimited work orders, repeating work orders, checklists, meter readings, and task templates.

MaintainX may fit teams that want unlimited free work orders and procedures, plus unlimited requester users, with a limit of 2 work orders with attached procedures on Basic.

Maintenance Care is an alternative at 250.00 USD per month based on yearly pricing, with unlimited users, work orders, preventive maintenance, assets, and vendors.

Siemens Origin is a paid alternative.

Verdict

Choose Atlas CMMS if your maintenance operation needs detailed asset records, flexible preventive schedules, and the option to self-host or combine deployment models. Its main advantage is bringing maintenance and inventory workflows together with room to scale; its main drawback is that useful operational capabilities rise through per-user tiers, while the trial cannot validate production use. Teams that need inventory, labor tracking, offline work, or multi-site controls should weigh the subscription against the features they will actually use.
