Overview

RentSpree suits landlords and rental professionals who want screening alongside tools for running a rental from listing to payment. Its strongest case is the breadth of that workflow; the trade-off is that deeper checks and automation require paid subscriptions or per-report fees.

Key features

Screening: Reports use TransUnion credit data and can cover criminal background and eviction information, with a ResidentScore. Most reports arrive within two hours, but criminal checks requiring further review can take one to two business days. That speed helps with routine applications, though it is not a guarantee of a same-day decision.
Income and references: Comprehensive screening adds bank-verified income and reference checks to credit, background, and eviction history. RentSpree uses Finicity, a Mastercard company, to retrieve deposit data from an applicant's bank. This is useful when landlords want a fuller financial picture; the less expensive standard report omits both income verification and references.
Listings and rental operations: Landlords can distribute listings to more than 12 rental sites at no syndication charge. RentSpree also supports rental applications, lease management, and rent collection, with lease uploads and e-signatures and automated collection on Landlord PRO. The more than 300 MLS and real estate platform integrations are particularly relevant to agents managing workflow across those systems.
Compliance and security: RentSpree describes jurisdiction-specific screening restrictions, conditional approvals, and adverse action notices as compliance tools. It says it is SOC 2 Type II certified and encrypts and protects application and payment information. Rent payments run through Stripe; RentSpree says it does not store or share payment details.
Access and support: Applicants can complete applications on a phone or laptop, and service is available on Android, iOS, and the web. Onboarding demos are offered, while paid PRO plans include priority phone support.

Pricing

RentSpree combines a free Basic plan with paid subscriptions and one-time screening reports. The two PRO subscriptions offer a 30-day free trial, require a credit or debit card, and renew at the subscription fee unless canceled.

Basic: Custom pricing. The monthly plan includes listing syndication, rental applications, compliance notices, and online rent collection; tenant screening is available with the applicant paying per report. This is the starting point for landlords who need core rental tools without a PRO subscription, but it does not include the paid tiers' listed additions such as priority phone support or automated reference checks.
Landlord PRO: $6.99 per month billed annually, or $8.99 per month. It adds automated rent collection with waived ACH fees, financial reporting, lease uploads and e-signatures, and priority phone support to Basic. It fits landlords who want lease handling and payment automation, but not the additional income verification and reference tools of the higher tier.
RentSpree PRO: $15.83 per month billed annually, or $19.99 per month. It includes Landlord PRO plus income verification reports, automated reference checks, secure document requests, a custom professional profile page, and reviews. This is the more complete subscription for professionals who need those checks and client-facing tools; occasional screeners may prefer paying per report instead.
Standard screening report: $39.99 per report for credit, background, and eviction checks. It excludes income verification and reference checks, making it the narrower one-off screening option.
Comprehensive screening report: $49.99 per report, including bank-verified income, references, credit, background, and eviction history. The higher fee buys a fuller report without requiring a PRO subscription.

For either subscription, the annual-billing monthly rate is lower than the month-to-month rate, but renewal continues at the subscription fee unless canceled. A trial therefore requires attention to the card and cancellation terms.

Platforms

RentSpree is available on Android, iOS, and the web. Applicants can fill out applications on a mobile phone or laptop, which makes it practical for a process shared between landlords and renters using different devices.

Who it's for

Landlords can use RentSpree for listings, applications, screening, lease tasks, and rent collection in one service. Real estate agents and property managers may benefit from its MLS and real estate integrations, while enterprise customers are also among the audiences the company serves. Renters are part of the application workflow, but the product's paid PRO tools are aimed at the rental professionals managing it.

Pros and cons

Pros
- Free syndication to more than 12 rental sites gives landlords broad listing distribution without a syndication charge.
- Screening can combine TransUnion credit, criminal and eviction information, with optional bank-verified income and reference checks for a fuller assessment.
- Compliance tools address jurisdiction-specific restrictions, conditional approvals, and adverse action notices.
- More than 300 MLS and real estate platform integrations can support agent workflows.
Cons
- The standard $39.99 report excludes income verification and references, so a more comprehensive one-off check costs $49.99.
- Criminal checks requiring additional review can take one to two business days rather than the usual two-hour report window.
- Both PRO subscriptions require a card for the trial and renew at the subscription fee unless canceled.
- Basic screening is paid per report by the applicant, which may be less appealing when a landlord wants to cover screening costs directly.

Verdict

RentSpree is a strong choice for landlords, agents, and property managers who want screening connected to listing, lease, and payment workflows. Its free syndication and range of report options are useful strengths, but readers should compare the cost of comprehensive per-report checks with PRO and account for subscription renewal terms. If rental operations beyond screening are unnecessary, a screening-focused alternative may be a better fit.
