Overview

Yorlet brings leasing, billing, payments, owner accounting, maintenance, compliance, risk and resident services together. Leasing covers applications, deposit protection, referencing, digital contracts and signatures, renewals and void identification; resident communications and a portal extend the workflow beyond the office. That range is useful for teams coordinating many parts of a tenancy, but may be more system than a smaller operator needs.

Its public API resources, webhooks, events, keys, logs, sandbox, imports and hosted frontends give larger teams options for connecting or extending their setup. Onboarding includes migration from a current provider, team training and support, and go-live planning—meaning implementation support is part of the offer, not just a software login.

Key features

Payments and maintenance

Residents can pay by card, Direct Debit, bank transfer or open banking. Refunds and disputes are tracked against the original payment, which helps keep payment follow-up tied to the transaction. Maintenance workflows cover requests, contractor assignment and dispatch, scheduling, quotes, invoicing and compliance tracking; a separate AI add-on offers photo-based issue diagnosis, triage and predictive insights.

Integrations, AI and reporting

Accounting and sales integrations include NetSuite, QuickBooks, Sage, Xero, Capsule, HubSpot, Microsoft Dynamics 365 Sales and Salesforce. Yorlet AI actions can be allowed, sent for human approval or denied, and the assistant remains subject to existing access controls. That policy structure offers a useful safeguard for teams adopting AI in operational work.

Prism reporting is read-only: it queries a curated snapshot and cannot change or delete records. Standard refreshes overnight, while Premium uses hourly incremental refreshes. Overnight reporting may be sufficient for routine review; teams that need more timely figures have a faster refresh option, but still cannot use Prism to edit records.

Pricing

Yorlet has a free plan and a 14-day trial, with paid offerings from £0.02. The Standard core platform (Leasing, Billing, Owners and Payments) and Custom core package for large businesses use custom pricing. Recover is also custom priced and applies only to invoices more than 28 days past due. The lack of a public core price makes it difficult to estimate the full platform cost before contacting Yorlet.

Several services have separate charges:

Bacs Direct Debit and Local payment methods: 1.00 GBP per month billed, with a £2.00 minimum and £4.00 cap for each.
Guardrails subscription: 100.00 GBP per month, billed monthly, for continuous risk monitoring covering identity, income, Right to Rent, sanctions and network checks.
Network check: 2.00 GBP per month, with no charge when a person cannot be confidently identified and 12 months of coverage.
Maintenance Standard: 1.00 GBP per month per unit for requests, contractor workflows, scheduling, quotes, invoicing and compliance tracking. Maintenance AI add-on: 0.50 GBP per month per unit.
Income verification: 2.00 GBP per month for open-banking verification and uploaded income documents.

Yorlet AI Free costs 0.00 GBP per free and is included for every team member, with 20 messages per user each month and an account-scoped assistant. Yorlet AI Standard is 20.00 GBP per month per seat, or £192/year, and raises the allowance to 200 messages per user each month; it also adds Recover triage, email-agent drafts, Claude and ChatGPT. The paid tier is the more capable option for regular AI use, while the free tier has a defined monthly cap.

Platforms

Yorlet supports Android, iOS and web, with API access for integrations and custom connections. That combination suits teams working across mobile and desktop as well as organizations that need software-to-software links.

Who it's for

Yorlet is a strong fit for property managers, build-to-rent operators, student housing providers and enterprise lettings teams that can use its connected workflows, integrations and API. Smaller operators or buyers seeking a narrowly focused tool may find the breadth—and separate service charges—unnecessary. Student housing teams comparing specialist options can also browse Student Housing Software.

Pros and cons

Pros

Broad tenancy coverage connects leasing, payments, maintenance and resident services in one platform.
API resources, webhooks, sandbox access and numerous accounting and sales integrations support connected operations.
AI actions can require approval or be denied, and reporting is constrained to read-only data.
Onboarding includes data migration, team training and go-live planning.

Cons

Core platform and large-business package prices are custom, making upfront budgeting and comparison less straightforward.
Maintenance, risk checks, payment methods and AI can add separate charges to the core package.
Prism’s Standard snapshot refreshes overnight, which may be too slow for teams needing current reporting.

Alternatives

SpaceBasic is worth considering for teams looking for a freemium option with Excel uploads, cross-platform sync, task automation, check-ins and a resource library; its free plan is 0.00 USD.

Platuni Maintenance is a more focused alternative for teams prioritizing maintenance: its free Starter plan covers up to 1 unit with requests, basic work orders and email support.

Entrata is another paid property-management platform, with pricing handled through a sales demo.

RealPage Student is an alternative student housing platform with sales-led pricing.

Bedspace Manager may suit teams comparing a paid option with published lease caps: its Starter plan is 15.00 USD per month for 30 active leases, unlimited properties and units.

Tera is another paid option for Android, iOS and web.

Ayillo Tenant Screening is a narrower choice for teams focused on tenant screening, with a 49.00 USD per month Core workspace that includes the first 5 units.

Bidrento Student Housing is worth comparing for student housing teams: its Standard plan is 56.00 EUR per month, invoiced monthly, and includes 15 units with unlimited users.

Verdict

Choose Yorlet if your lettings operation needs a connected platform for leasing, payments, maintenance and resident workflows, and you can justify a custom-priced core package plus relevant add-ons. Its integrations, API and guarded AI controls are meaningful advantages for larger teams. Look elsewhere if you need transparent core pricing, a narrow specialist tool or reporting that changes records or refreshes more frequently than hourly.
