Overview

Enertiv connects portfolio energy and ESG work with tenant utility data, decarbonization planning, equipment monitoring, and maintenance. That breadth is useful when sustainability reporting and building operations need to inform each other, but it makes Enertiv a specialized choice rather than a general-purpose energy tool.

Energy & ESG automates utility-bill intake and quality checks, benchmarks portfolio performance, and supports regulatory and investor reporting. Tenant data can be collected through a portal, shadow metering, or mobile meter reads with quality checks. Two-way synchronization with ENERGY STAR Portfolio Manager and formatted exports for GRESB, SFDR, CSRD, and TCFD suit organizations with recurring reporting obligations.

For operations, Enertiv can integrate with an existing building management system where possible or use installed monitoring devices for real-time performance data. Its maintenance workflows link work orders to equipment alerts and can schedule preventive maintenance based on runtime. Carbon Planning draws on equipment information gathered through on-site surveys to generate AI-powered operating and capital expenditure recommendations.

Key features

Utility and ESG reporting: Automated bill ingestion, quality checks, benchmarking, and reporting reduce manual work across a portfolio. Portfolio Manager sync and standard-specific exports are especially relevant to owners facing investor or regulatory reporting demands.
Tenant utility data: Portal, shadow-metering, and mobile-read options give teams multiple ways to capture tenant usage, with quality checks on mobile reads. The range can help accommodate different property setups.
Decarbonization planning: Carbon Planning turns surveyed equipment information into AI-powered OpEx and CapEx recommendations. Its usefulness depends on having equipment information collected through on-site surveys.
Monitoring and maintenance: Building-system integration or monitoring devices provide real-time performance data, while alerts can feed work orders and runtime-based preventive schedules. This ties equipment visibility to action rather than leaving monitoring as a separate reporting task.
Integrations and data access: Yardi and MRI integrations sync tenant and billing information, and customers can retrieve stored data through the interface or a RESTful API. Enertiv says data is stored indefinitely, which supports continued access but makes its stated retention policy worth weighing in a procurement review.
Security and support: Enertiv says access is limited to authorized users, analytics data is anonymized, and data is not shared without consent. For equipment optimization, it describes engineering support from initial analysis through savings verification, with recurring calls to help implement savings.

Pricing

Enertiv uses a paid model for its modules, with custom pricing: buyers must contact the company or request a demo for module costs. The free portfolio diagnostic costs 0.00 USD per free and is optional, requires no commitment, and uses read-only ENERGY STAR Portfolio Manager data. It includes portfolio energy monitoring, forecasting, carbon tracking, both utility-data import options, and API access. It is a sensible way to assess portfolio data without granting write access, but it is a diagnostic rather than a substitute for the paid workflows.

Platforms

Enertiv supports Android, iOS, web, and API access. This combination accommodates mobile access as well as browser-based and system-to-system workflows.

Who it's for

Enertiv is aimed at commercial real estate owners and operators managing portfolios, particularly those that need to coordinate utility and ESG reporting with equipment monitoring and maintenance. Organizations seeking a narrowly scoped energy tool, or those unwilling to evaluate custom-priced modules, should compare alternatives before committing.

Pros and cons

Pro: Reporting, tenant data, equipment monitoring, and maintenance sit within one platform, helping portfolio teams connect sustainability work to building operations.
Pro: Portfolio Manager synchronization and exports for GRESB, SFDR, CSRD, and TCFD address several established reporting workflows.
Pro: A free, read-only diagnostic provides a no-commitment way to examine ESPM data.
Con: Paid-module pricing is custom, so buyers need a sales conversation to establish cost and scope.
Con: Carbon Planning recommendations rely on equipment information gathered through on-site surveys, adding a data-collection dependency.

Alternatives

Compare energy management software if you want to assess the wider category. KERO is another paid option on Android, iOS, web, and API. Honeywell Forge is worth considering if you want its broader platform availability, including desktop operating systems; its product offerings use contact-based pricing, with term licensing and feature choices for Advanced Process Control.

EnergyElephant may suit buyers comparing paid software with a free-trial option and published monthly plans, including a Large plan with a 300-point minimum, scope 3 data, unlimited users, and real-time data options. Siemens Building X offers application or API subscriptions billed yearly, with quotes for pricing. EcoStruxure IT is a paid alternative with a three-year, 250-node Expert offering. GridPoint Intelligence is another paid option available on web, iOS, and Android.

Spacewell offers paid Workplace, Energy, and Asset Ultimate plans with custom or contact-based pricing. Arcadia Platform is a paid, enterprise-focused web and API option for buyers seeking a demo.

Verdict

Choose Enertiv if you manage a commercial real estate portfolio and want reporting, decarbonization planning, and equipment operations connected in one system. Its strongest case is the link between portfolio sustainability workflows and equipment-level maintenance; its main drawback is that paid-module costs require a custom quote, so teams needing clear upfront pricing should look elsewhere.
