Overview

Beyond is a pricing and revenue management platform for short-term rental owners and managers. It is best suited to operators who want rates adjusted daily and need controls that can be applied across multiple listings; larger and multi-brand businesses have an Enterprise option. The Free plan is limited to insights, while booking-based fees unlock automated pricing and advanced tools.

Its pricing engine responds to demand, seasonality, regional events and day-of-week patterns. Operators can pair those adjustments with portfolio-wide rules, while mobile apps provide a way to review bookings and demand and act on recommendations away from a desktop.

Beyond traces its beginnings to 2013, when co-founder and CTO David Kelso built a dynamic pricing tool for his own rental listing. For a wider category comparison, see Property Management Revenue Management Software.

Key features

Daily pricing and market context

Beyond updates listing prices daily using real demand signals, seasonality, local events and days of the week. Market data and revenue forecasting round out the pricing tools. This is useful for owners who want rates to respond to changing conditions without manually resetting them each day, but the Free plan does not make price changes.

Portfolio controls

Users can apply base prices, minimum prices, minimum stays, overrides, changeover days, time-based adjustments, extra guest fees and gap adjustments in bulk. That range gives managers a way to standardize rules across listings while retaining exceptions; it is more relevant to multi-property operators than to someone seeking only a market snapshot.

Search insights and connectivity

Pro uses guest search behavior to inform future rates and surfaces patterns such as guest origin and interest in amenities. The API is included with Pro, while Growth includes MCP access; additional connectivity packages are paid add-ons. Beyond also lists integrations with Avantio, Beds24, Cloudbeds, Hostaway, Hospitable, Lodgify and OwnerRez.

The mobile app supports reviewing bookings and demand, adjusting prices, and acting on recommendations and push notifications. Beyond says it encrypts data at rest and in motion, uses multifactor authentication for cloud infrastructure access, monitors production systems and maintains a vulnerability management program.

Pricing

Beyond charges booking-based fees on its paid plans rather than a fixed subscription rate alone. The first $5,000 USD in bookings are not charged, and existing calendar bookings are never charged. Fees apply to nightly rates and guest-paid fees such as cleaning and extra-guest fees, but exclude taxes and security deposits. There are no contracts or setup fees, and a free trial is offered.

Free — free: Market and listing insights, with no price changes. It suits owners who want visibility into the market but not automated pricing.
Growth — 1.00 USD per month, billed 1% of bookings: Adds the dynamic pricing engine, recommendations, Auto Comp Sets, Custom Demand Sensitivity, Hyperlocal Neighborhood Data and Neyoba MCP Access. This is the entry point for operators who want daily rate automation and recommendations.
Pro — 1.25 USD per month, billed 1.25% of bookings: Includes Growth features plus Search Powered Pricing, Custom Comp Sets, Market Insights, Search Insights, Performance Manager and Beyond API. The higher fee is most defensible for operators who will use search behavior, performance tools or API access.
Enterprise — custom pricing: For large portfolios and multi-brand operators, with custom token allocations, dedicated revenue management via Guidance and an Enterprise Data Feed.

The Free tier gives up price automation, while Growth lacks Pro’s search-powered features and Beyond API. Because paid fees scale with bookings, operators should weigh the additional tools against the percentage charged as booking volume grows.

Platforms

Beyond supports Android, iOS, web and API access. Mobile access is useful for monitoring demand and responding to recommendations, while API access is included with Pro; other connectivity packages are paid add-ons.

Who it's for

Beyond fits short-term rental owners and managers who want daily pricing adjustments, market context and bulk controls, from individual businesses through large portfolios. Growth is the practical starting point for rate automation; Pro is better for teams that need search insights or API access. Owners who only want insights can stay on Free, while businesses requiring multi-brand support can consider Enterprise. It is less suitable for anyone unwilling to pay a fee tied to bookings for automated pricing.

Pros and cons

Pros: Daily price updates draw on demand, seasonality, regional events and day-of-week patterns, rather than relying on a static rate.
Pros: Bulk controls cover both pricing and stay rules, helping managers coordinate settings across listings.
Pros: The first $5,000 USD in bookings and existing calendar bookings are excluded from fees, and there are no contracts or setup fees.
Cons: Free supplies insights but does not adjust prices, so automation requires a paid plan.
Cons: Booking-based charges also apply to guest-paid fees such as cleaning and extra-guest fees, which can make the fee base broader than nightly rates alone.
Cons: Search-powered pricing and Beyond API access require Pro, and additional connectivity packages can add cost.

Alternatives

Choose PriceLabs if a freemium option with a free trial and a per-listing monthly Dynamic Pricing plan better matches your budget planning; its listed plan is 14.49 USD per month, billed $14.49 per listing per month, plus taxes, with displayed price varying by location and synced listings and one automated sync.

RealPage Student is a paid student-housing platform with contact-sales pricing, making it a different option for that market. Quibble may suit buyers seeking a paid revenue platform with a free trial and a dedicated revenue manager and weekly revenue meetings on its Revenue Desk plan; larger and enterprise portfolios are directed to contact Quibble.

Entrata is another paid option for Android and iOS. Wheelhouse is worth considering for its free account with listing connections, market report and pricing insights, or its freemium model and API/web platforms; its Dynamic Sets plan is listed at 12.99 USD per month, billed per set per month.

Rentana offers a paid, web-based revenue intelligence product with demo-led pricing. Yardi Voyager is another paid, web-based choice with custom demos and no public price or plan limits stated. DPGO is a paid web option with a free trial and a Flexible plan listed at 0.50 USD per once.

Verdict

Beyond is a strong fit for short-term rental operators who want daily rate automation, portfolio controls and mobile access in one platform. Its clearest advantage is the combination of granular bulk rules and booking-based pricing with an initial $5,000 USD fee-free threshold. Look elsewhere if a booking-linked fee is a poor fit, or if you need Pro-level search and API features without paying the higher 1.25% rate.
