Overview

Made by a company founded in 2016 and based in Sheffield, Uplisting brings calendars, bookings and guest communication together for holiday and vacation rental operators. It combines connections to major booking channels with direct booking sites, automation and integrations, while providing REST API and MCP server access on all three subscription plans. The trade-off is that there is no free plan: Pay As You Go charges commission, while subscriptions have property caps or minimum monthly charges.

Key features

Channels and direct bookings

Independent Host connects Airbnb, Booking.com and Vrbo. Operator and Manager add Google Vacation Rentals, and every subscription plan includes a basic direct booking site; Manager upgrades that to a Plus site. The lower tier covers core channel and direct-booking needs, but operators seeking Google Vacation Rentals or the enhanced site must move up.

Guest communication and operations

A unified inbox, automated guest messaging and SMS keep guest conversations together. Other listed tools include guest reviews, security deposits, AI messaging, an Airbnb auto responder, cleaning scheduling, identity verification and rental agreement e-signing. Independent Host includes 100 AI actions monthly, while Manager includes an unlimited AI Suite. That distinction matters for operators relying heavily on AI-assisted workflows.

Integrations and support

The integrations directory includes Stripe, Zapier, PriceLabs, Wheelhouse, Beyond and smart-lock services such as TTLock, Nuki, Yale and August. All subscription plans include free one-to-one onboarding. Support response times range from two hours on Independent Host to one hour on Operator and 45 minutes on Manager; Manager also includes phone support.

Pricing

Uplisting offers a 14-day free trial without requiring a card, and says users can cancel anytime. The Pay As You Go plan costs £0.00 per free, billed monthly, but charges 3% commission per booking for 1–4 properties or 1.5% for 5–10 properties. It is available for portfolios up to 10 properties, making it a way to avoid a fixed subscription while accepting a booking-based charge.

Independent Host is £40.00 per month, billed at £40/month for five properties; its charge is £40/listing or £72 flat, whichever is higher. It is for portfolios up to four properties and includes Airbnb, Booking.com and Vrbo, a unified inbox, automated guest messaging, a basic direct booking site, 100 AI actions per month, and full REST API and MCP access. The four-property cap makes it unsuitable for larger portfolios despite the five-property pricing example.

Operator is £90.00 per month, billed at £90/month for five properties, with a £16/listing rate and £90 monthly floor. It includes everything in Independent Host, plus smart-lock integration, Uplisting Protect, Google Vacation Rentals and priority support with a one-hour response. For 41 properties, pricing is custom. It is the step up for operators who need that additional channel or operational coverage, but the monthly floor can outweigh per-listing savings on smaller portfolios.

Manager is £208.00 per month, billed at £208/month for five properties, with a £13/listing rate and £208 monthly floor; portfolios of 41 properties receive custom pricing. It includes everything in Operator, plus unlimited AI Suite, client management and owner statements, a Plus direct booking site, advanced reporting and workflows, and phone support with a 45-minute response. The higher floor is most defensible for managers who will use its owner-facing tools and expanded workflows; smaller operators may not need those additions.

Platforms

Uplisting supports Android, iOS, web and API. Its getting-started guide directs users to mobile apps in the Apple App Store and Google Play Store, so operators can use the mobile apps alongside web access.

Who it's for

Uplisting is a strong fit for short-term rental operators who need to coordinate multiple listings, automate guest communication and connect booking, pricing, payment or smart-lock services. Independent Host is limited to four properties; Pay As You Go reaches ten, with commission instead of a subscription. Larger portfolios can consider Operator or Manager, with custom pricing at 41 properties. Hosts seeking a genuinely free plan should look elsewhere.

Pros and cons

Pros: One system combines three major booking channels, direct booking, guest messaging and operational automation, with Google Vacation Rentals on the higher tiers.
Pros: REST API and MCP access come with all subscription plans, giving operators room to connect custom workflows.
Pros: Free one-to-one onboarding is included across subscription plans, with faster stated response times at higher tiers.
Cons: There is no free plan; Pay As You Go charges per booking, while subscriptions carry property caps or monthly floors.
Cons: Independent Host is capped at four properties and limits AI actions to 100 monthly, so growing or AI-heavy operations may need a pricier tier.

Alternatives

Choose Zeevou if a free plan matters: its Core Plan is £0.00 per free and includes property management, a direct booking website, email automation and automated card payments. Hospitable is another free-plan option, with an Essentials plan at $0.00 per free and unlimited active properties; its listed platforms are Android and iOS.

Tokeet may suit operators prioritizing channel breadth and rate automation, with AdvanceCM at $14.99 per month and 50+ channel connections, automated messaging, dynamic rates, invoicing and payments. Booking Automation is a paid option with a free trial and support for Android, API, iOS and web.

Hostify may be worth comparing for paid, all-features plans, priced at $20.00 per month for 5–19 rentals, $16.00 for 20–49, and $13.00 for 50–99. Guesty offers a Lite plan starting at $9.00 per month per listing for 1–3 listings; its Pro plan uses custom pricing for 4–199 listings.

Hostex is a paid alternative with a free trial and plans aimed at individual hosts as well as broader use. iGMS is another paid alternative with a free trial; its FLEX plan charges $1.00 per month per booked night, with a $20 per property monthly minimum, 0% booking fee and no charge for canceled reservations.

Verdict

Uplisting is best for short-term rental operators who want channel management, guest communication and operational workflows tied together, with API access and a path from a small portfolio to management-focused tools. Its central advantage is breadth across bookings, messaging and operations; its central drawback is cost structure, from Pay As You Go commissions to subscription floors and property limits. Choose it when those tools justify the plan charge, and look elsewhere if a no-cost plan or simpler pricing is the priority.
