Overview

Brikone is property management software that brings rent collection, maintenance coordination, and financial tracking together. It is best suited to residential property managers who want tenant and accounting workflows in one platform. Its breadth is appealing, but plan unit caps and the Professional tier’s accounting controls deserve close attention.

It supports single-family homes, multifamily buildings, condos, townhouses, and apartment complexes across the United States. The company’s timeline runs from an idea in 2024 to early access in late 2025, with development starting in early 2025.

For readers comparing Property Management Software, Brikone combines operating workflows with financial tools. It also belongs in comparisons of Property Management Accounting Software and Property Accounting Software.

Key features

Rent collection and accounting

Tenants can pay by ACH, credit or debit card, enable autopay, and incur automatic late fees; managers can track payments in real time. Payments run through Stripe Connect to the manager’s connected bank account, and Brikone says it does not hold the funds. That gives managers a defined payment route, while making the Stripe connection part of the workflow.

Accounting includes a double-entry general ledger, owner financial statements, and financial reports, alongside accounts payable and receivable, bank reconciliation, and portfolio reporting. Trust accounting and three-way reconciliation are limited to Professional and Enterprise, a meaningful distinction for managers who need those controls.

Maintenance and AI agents

Tenants can submit maintenance requests with photos. Managers can prioritize work, assign vendors, and send automated status updates, helping organize requests through dispatch and follow-up. HandyBrik coordinates maintenance triage and contractor dispatch. LeaseBrik handles lead responses, showing coordination, applicant screening, and lease generation. Users approve each step, so these agents assist with workflows rather than operate without oversight.

Integrations, security, and documents

Live integrations include Stripe Connect, Resend, AWS S3, Calendly, Cloudflare, and Claude AI; QuickBooks Online and other services are roadmap items, not live integrations. Brikone says it uses role-based access, audit logging, and encryption. Cloudflare provides DDoS protection and SSL termination, while executed leases, management agreements, evidence files, and bank statements are stored in AWS S3 with signed URL access control.

Pricing

The freemium structure ranges from a free three-unit plan to paid tiers, but all paid tiers cap portfolios at 20 units. The pricing page also states that adding units is blocked at the plan limit until an upgrade.

Plan	Price and limits	Best fit
Landlord	0.00 USD per free; free forever, up to 3 units, no credit card	Owners or managers with a very small portfolio who can work within the three-unit cap.
Starter	49.00 USD per month; up to 20 units and 3 staff users; 14-day free trial	Small teams needing paid access, but not the advanced trust accounting and reconciliation reserved for higher tiers.
Professional	99.00 USD per month; up to 20 units and 10 staff users; 14-day free trial	Teams that need trust accounting and three-way reconciliation, plus priority email and chat support.
Enterprise	199.00 USD per month; up to 20 units, unlimited staff, and custom onboarding	Organizations needing unlimited staff and custom onboarding; the unit cap still applies.

Paid plans are billed monthly, with annual billing saving 15%. The 14-day trial is stated for Starter and Professional. Support steps up from email on Landlord and Starter to priority email and chat on Professional, then phone, email, and chat on Enterprise. Canceled-account data is retained for 90 days before permanent deletion.

Platforms

Brikone supports Android, iOS, web, and API. The product’s deployment is web, so the mobile platform support does not change the stated web deployment model.

Who it's for

Brikone is a stronger fit for residential managers seeking rent, maintenance, and financial workflows in one system, especially those needing owner statements and portfolio reporting. The 20-unit ceiling across paid plans makes it a poor fit for portfolios that need to grow beyond that limit without a plan change. Small landlords can start free, but the three-unit cap is restrictive for anyone managing more than a handful of properties.

Pros and cons

Pros: ACH, card payments, autopay, and real-time tracking cover common collection workflows; payments flow to the manager’s connected bank account.
Pros: Double-entry accounting, owner statements, and operational reporting bring financial work alongside maintenance and rent collection.
Pros: Maintenance agents can coordinate triage and dispatch, while users retain approval over each step.
Cons: Every paid plan stops at 20 units, so larger or expanding portfolios may outgrow the available tiers.
Cons: Trust accounting and three-way reconciliation require at least Professional, nearly doubling Starter’s monthly price.
Cons: QuickBooks Online is a roadmap item rather than a live integration, which may matter to managers depending on it.

Alternatives

Choose Hutstack Property if its Dwell free tier’s stated rent tracking, tenant records, lease reminders, maintenance requests, expense tracking, and owner dashboard for landlords with 1–10 properties better match your needs.

Landlord Studio is another freemium option; its Go plan is free for three units and one user, with 10 documents, standard reports, and standard chat and email support.

Consider RealPage OneSite if you want to compare a paid property management product.

MRI Property Tree starts at 130.00 AUD per month, billed at $130 per month excluding GST per 100 properties, making it a comparison point for managers whose portfolio exceeds Brikone’s 20-unit ceiling.

PropertyMe Tenant Access is a paid trust-accounting option with a unified inbox, tasks, jobs, inspections, and owner and tenant access.

Reapit PM offers paid tiers that include residential trust accounting, automated workflows, an owner portal, a tenant app, and KPI reports.

Rent Manager is a paid alternative spanning accounting, reporting, work orders, marketing and leasing tools, online applications, and e-signatures.

SimplifyEm is a paid alternative with monthly unit-based plans, including P5 at 35.00 USD per month for 5 units, P10 at 45.00 USD per month for 10 units, and P20 at 55.00 USD per month for 20 units.

Verdict

Brikone is a sound candidate for residential property managers who want collection, maintenance, and accounting workflows under one roof, particularly if Professional’s trust accounting and reconciliation meet their needs. Look elsewhere if your portfolio needs to exceed 20 units or if a required integration such as QuickBooks Online must be live now.
