What it is
PLINTH tracks properties, leases, tenants, expenses, critical dates and payments for small landlords and real estate investors. Each property has a card for photos, documents and its history. Landlords can monitor active, pending and expired leases, follow renewal workflows and receive color-coded reminders for expirations and deadlines. Cash-flow views compare rent with expenses to show portfolio profitability. For maintenance, users can describe an issue and have AI draft a vendor work-order email for review before sending. Tenants can view lease documents, message the landlord and submit maintenance requests through a portal at no extra portal charge. PLINTH does not collect rent, process payments or hold tenant deposits, so landlords continue using their existing payment method. Commercial lease tools cover renewal and termination options, notice periods and recurring costs such as CAM, taxes, insurance and utilities. The service is available on iOS and the web, and offers a 30-day trial. Plans are $7/mo for up to 5 doors, $20/mo for up to 10 doors, and $50/mo for unlimited doors. There is no free plan.
